How to Make Your Offer Stand Out

In a market that is HOT, HOT, HOT, you definitely need to make an offer that is going to put you at the top of the list. Here are some helpful tips to make you stand out.
  1. Come in with your strongest offer. If a seller is getting 5+ offers on their home, there might not be a lot of negotiating. If you lead with your highest, best offer, then you have a better shot at standing out.
  2. Find out what the seller is looking for. Do they need a quick close? Do they need a long close? Do they need a rent back? If you can add into your offer something that the seller is seeking, you are quickly moving yourself to the top of the list.
  3. Write a letter. Tell your story. Let the seller know what you love about their home. Making it personal and memorable is something that can appeal to some sellers. It is important to note that not all sellers take into account letters, but in some instances, the letter can move you into the most favorable position.
Not all buyers will get their first, second or even third offer accepted, regardless of the type of market. This does not necessarily mean that you (or your agent) is doing anything wrong! It is the nature of the real estate market.
